In July 2015, the New South Wales government ruled all new studio apartments built in the state should have a footprint of at least 35 square metres. A planning department spokesperson said as studios become an increasingly popular apartment type, the government needs to maximise the liveability of such properties and ensure they are viable for buyers and developers.
Fairfax Media has taken a look at some of regional Australia's smallest properties that are on the market at the moment and check what their floor size is, how many bedrooms they have, and how much they cost.
New South Wales
Directly opposite Bombo Beach in the Illawarra region is a light and airy top floor studio apartment with expansive ocean views.
It features an pen plan living/bedroom, small kitchenette and an undercover car space.
The property has a total floor space of 18 square metres, has undercover parking and a price of $195,000-$215,000.
A two-bedroom apartment is just 1.5 kiloemtres away from the city centre of this Northern Tablelands property. It features a kitchen and a combined bathroom/laundry area.
The apartment is listed at $160,000.
Victoria
Located in a multi-storey building, this two-bedroom apartment has two bedrooms, a lounge, kitchen, meals area and bathroom. Located a few doors down from Sturt Street, it is close to shops, theatres and restaurants.
The property is about 55 square metres in size and does not have any parking. It is listed at $195,000.
South Australia
This studio apartment is located in a seaside town about 80 kilometres south of Adelaide.
It has new carpet, a bathroom, kitchenette and off-street parking and is a short walk from local beaches and a golf course.
The 24 square metre property is selling for the five-figure sum of $55,000.
This second storey apartment is located in one of the state's larger regional towns.
The property has views overlooking a parkland and has an open plan living area.
Undercover parking is available and the apartment has a footprint of 65 square metres. It is listed at $175,000.
Western Australia
The Bunbury Back Beach is just a short walk from this holiday unit.
At just 39 square metres with off-street parking, it could be yours for $190,000.
Tasmania
A one bedroom, one bathroom town house is located in Launceston's inner city.
It has off street parking and a total floor space of 45 square metres.
The vendor is seeking a minimum of $157,000 for the property.
